Closing Day
Review Your Closing Disclosure
A few days before closing, you’ll receive a Closing Disclosure outlining your final loan terms and costs. Review it carefully and ask questions if anything looks unfamiliar.
Avoid Major Financial Changes
Lenders may check your finances again before closing, so avoid changing jobs, opening new credit accounts, or making large purchases.
Bring Proper Identification
You’ll need a valid photo ID for closing documents, and in many cases funds must be wired or brought as a cashier’s check.
Do a Final Walkthrough
Before closing, you’ll typically do a final walkthrough to make sure the home is in the agreed-upon condition and any negotiated repairs were completed.
Prepare for Closing Costs
Closing costs usually range from 1–3% of the purchase price and include things like lender fees, title fees, and prepaid taxes or insurance.
Celebrate Getting the Keys
Once all documents are signed and the transaction is recorded, the home is officially yours and you’ll receive the keys.
